1. How Stamp Duty and Registration Charges Work in UP

In Uttar Pradesh, property registration involves two separate charges:

Stamp Duty: A percentage of the registered property value (or the circle rate, whichever is higher).

  • Male buyers: 7%
  • Female buyers: 6% (1% concession)
  • Joint (male + female): 6.5%

Registration Charge: 1% of the registered value, subject to a maximum of ₹30,000 for residential properties.

The registered value is calculated as: Max(Sale Agreement Value, Circle Rate × Area)

This means if you buy a flat at below the circle rate, the stamp duty is still calculated on the circle rate value. This is especially relevant in YEIDA where circle rates (₹35,000–₹80,900/sq m for residential plots) have been revised upward in 2025.

Stamp duty (7% male): ₹45 lakh × 7% = ₹3,15,000
Registration (1%, capped ₹30,000): ₹30,000

Female buyers save 1% on stamp duty in all examples above.

4. YEIDA-Specific Charges: Transfer Fees and Preferred Location Charges

For YEIDA resale plots, additional levies include:

  • Transfer fee: Charged by YEIDA on transfer from original allottee to new buyer. One published example cites ~₹832/sq m for some small plot categories; actual rates vary by scheme and plot size. Always confirm from the latest YEIDA circular.
  • Preferred location charges (PLC): Extra premium for corner plots, park-facing plots, or wide-road-facing plots. Typically 5–15% of the base rate.
  • Extension fee: If any YEIDA instalments were pending and paid late, extension/interest charges may apply.
